Simplistate is so much more then just another Charleston real estate brokerage. 

In many ways, Simplistate is a movement.  It’s a movement to change to everything that’s wrong with our industry.  For years we’ve stood idly by while traditional brokerages mainly focused on recruiting agents to their expensive and wasteful office buildings.  To them it’s a numbers game.  Hire as many agents as possible, so they can contact as many potential clients as possible.  Clients had few options.  As housing prices rose, then fell, then rose, then fell, the industry did little to change.  Someone had to help pay the bills for those massive offices, admin staffs, and billboards.  
The model was simple.  Spend, spend, spend and make the clients pay for it.  


Simplistate is here to change things forever.
 


Founded in 2009, Simplistate was the brainchild of Reggie Fairchild and Seth Siegler.  
Seth, is a 7+ year veteran of the Charleston real estate industry and a student of it’s progression.  After years of selling and managing with a local brokerage, he knew that the clients of the industry desperately craved serious change.  He strongly agreed.


In the 1990’s Reggie worked at America Online.  It was the early days of the dot-com revolution and he was an integral member of it.  He literally helped to transform the way we are using the internet today.
Both lifelong sailboat racers, Reggie and Seth met in the mid 2000’s on the international Melges 24 circuit.  Reggie had recently relocated to Mount Pleasant and Dewees Island.  


In early 2009, as the housing market spiraled downward, traditional brokerages did little to help.  Some built even bigger offices.  Some went out of business.  Others wasted more money on old school advertising and media.  But none of them did anything about exorbitant listing commissions.  In a way they really couldn’t.  They had all that overhead to cover!


Simplistate was officially launched, in beta mode, in March  of 2009.  In the peak of the mortgage and housing meltdown.  With a temporary website, Reggie and Seth, slowly unrolled and tested many of the concepts and systems that they had hoped would finally begin to quench the thirst for change.


It was an instant hit!


Now fully up and running, the Simplistate Revolution is here to stay!  


The company is based on four key concepts:


1.    The Internet Has Changed the Way Houses Should Be Marketed.  Modern internet technology has changed the way that real estate is sold.  Buyers shop online, looking for the few houses that they like while also eliminating thousands of others.  Our goal is to get our listings more online exposure and presence then anyone ever thought was possible.  We have the tools do do so and we have three innovative commission strutures.  You choose which one fits you best and we'll take it from there.


2.    Home buyers know what they want.  Agents do not.  Simplistate’s goal is to give buyers the tools they need to find their own house.  Simplistate agents will be there for buyers every step of the way to answer questions and give advice.  But you will never be pressured by anyone.


3.    Every bit of information that’s available should be made available to buyers and sellers.  Simplistate believes in true transparency.  The days of agents hiding prices of listings so you have to call and listen to a sales pitch are hopefully ending soon.  They are already gone for clients of Simplistate.


4.    Run a lean, healthy and responsible company.  Simplistate is a company with a conscience.  The days of needing a big expensive office, are hopefully behind us.  Simplistate focuses it’s spending or time and capital on things that make a difference to it’s clients and agents.  These days, new communications technology allows agents to effectively work remotely.  This better serves them (They have what they need at their fingertips at all times), clients (agents come to them! No more having to go to offices), and our one and only Earth.  Simplistate does everything possible to run as an eco-friendly company.  By having our agents working remotely, we eliminate thousands of miles per year spent on commuting.  Emissions are reduced and everyone wins.  (Check our more about our Green Initiatives below.)

Simplistate also strives to be involved with the community.  We are a member of Lowcountry Local First, an organization that spotlights locally owned an operated businesses like ours.  As part of that, we also took a "10% Shift Pledge".  Companies that have taken the pledge agree to spend at least 10% of their expenses locally.  So far Simplistate has spent over 50% locally and we aim to keep that up.

We can all do our part to slow the pace of global warming.


We took these words to heart while building Simplistate.  Today, the company touts itself as the greenest brokerage in the Charleston area.  We’ve taken numerous steps to reduce our carbon footprint and even do what we can to spread the word to other businesses around the world.  If we all pitch in, we can make a difference. 


Here is a brief overview of some of our eco conscious efforts:


-Mobile Network of Agents
Our agents are home office based and connected by cutting edge software and mobile conferencing software.  This eliminates the need for wasteful commuting, saving thousands of miles of driving each year.  It also allows our agents to meet customers were they should; the house that they are interested in buying or selling.  Why waste a trip to our office when we will all end up at the house anyway?  Every mile not driven is a step in the right direction.


-Paperless Files
Our document storage and delivery systems are all securely internet based.  Files are safer in redundant online storage systems then they would be in a standard old file cabinet.  Any contracts or other documents we receive in paper form, are immediately scanned into the system.  The paper is then shredded and recycled. 


-Carbon Offsets
Simplistate purchases carbon offsets each year to account for office operation and the miles driven by each agent.  Carbon offset organizations typically use the money to fund various green energy projects and research. 


-Community Involvement
We encourage our agents and clients to get involved with local green efforts and charities.  Our calendar is packed with upcoming beach sweeps, river sweeps and charity events.
